A renovation or major expense can make your home equity worth a closer look. Before asking how much you can access, ask how the new borrowing would change the mortgage you already have.
What happens to your current mortgage?
A cash-out refinance replaces the current mortgage with a larger one, with cash available from the difference after the transaction’s costs and payoffs. You need to compare the new loan’s rate and costs with the mortgage being replaced.
A HELOC is a line of credit secured by home equity. It generally lets you draw and repay funds during a defined borrowing period, subject to the agreement. When used as a separate second lien, it can leave an existing first mortgage in place.
Compare more than the first payment
| Question | What to review |
|---|---|
| What changes? | Whether you are replacing the existing mortgage or adding a separate obligation. |
| How does the payment work? | Fixed or variable rate features, the required payment today and how it could change. |
| What does it cost? | Closing costs, applicable fees and interest over the time you expect to borrow. |
| When is it repaid? | The loan term, HELOC draw period and repayment schedule. |
Understand the HELOC repayment change
HELOCs commonly have variable rates, although some offer fixed-rate features. Payments can change. Once the draw period ends, borrowing stops and the repayment requirements may increase the monthly payment. Ask for an explanation of both periods and any minimum-draw or initial-draw requirements.
Bring a borrowing plan to the comparison
Write down what the money is for, when you need it and how you intend to repay it. Then ask for a side-by-side explanation using the same funding goal. A smaller initial payment does not, by itself, establish a lower total cost.
Borrowing against equity carries foreclosure risk if you cannot repay. Consider whether a smaller project, delayed expense or other financing would better fit your situation.
