Getting organized before a mortgage conversation does not have to mean collecting every financial record you own. Start with a small packet, explain how you earn income and ask for a checklist tailored to your situation.
Build your starting packet
Common items to have available include:
- Current identification and the personal information needed for an application.
- Recent pay statements and W-2 forms, when applicable.
- Recent bank and investment account statements showing funds for the purchase.
- Tax returns or records supporting other income, when requested for your loan and income type.
- Information about the source of down payment funds, including a gift if applicable.
The exact documents and time periods vary. Self-employment, seasonal earnings or other income can require a different review from a straightforward salary. Ask what is needed rather than assuming every borrower has the same checklist.
Complete documents are more useful than screenshots
Provide complete statements, including all pages, when requested. Keep your originals and submit copies. If money moved between accounts or a deposit needs an explanation, ask which records will document the source.
Your loan team may request newer statements or pay records as the process continues. Keep track of where you downloaded each document so you can provide an updated version when needed.
Confirm where documents should go
Ask your loan officer for exact submission instructions and confirm receipt. For this site, use the secure mortgage application or the upload method provided by your loan team. The general contact form is for questions; do not put Social Security numbers, account numbers or financial documents into it.
Gathering documents is different from receiving a Loan Estimate
For covered mortgages, a lender cannot require verification documents as a condition of providing a Loan Estimate. Preparing documents can help with the review, but it is not a prerequisite for receiving that disclosure. HELOCs have different disclosures.
“Based on how I earn income and where my down payment is coming from, what should I gather first?” That gives your loan team a clearer starting point than a generic checklist alone.
Use the homebuyer checklist for the broader process, or explore loan programs before starting an application.
