Will starting this affect my credit?

This contact form does not pull your credit. It is a way to start the conversation. We can discuss a soft credit review where available. If you need a prequalification letter to make an offer, a hard credit inquiry and additional review may be required. I’ll explain the step before we take it.

Do I need to find a house first?

No. We can work through a comfortable budget and possible options while you’re still looking. Learn how to estimate a home buying budget.

How much down payment do I need?

It depends on the loan program and your qualifications. We can review down payment and closing cost needs together. Compare conventional, FHA, VA and USDA home loan options.

Is this a loan approval?

No. The contact form starts a conversation. Any loan approval depends on a full application, documentation, and underwriting review.

Who will follow up with me?

I’m Seth Lester, a branch manager and loan officer with West Capital Lending. I’ll help you understand the numbers and your next step.

What is the difference between prequalification and preapproval?

They describe different levels of review, and usage can vary by lender. Ask what income, asset and credit information has actually been reviewed and what conditions remain. Read the full comparison.

Can I explore loans if I am not a first-time buyer?

Yes. We can discuss a next-home purchase or refinance. Some specific assistance or low down payment programs have additional eligibility rules, so confirm the requirements for the program you are considering.

What if I am self-employed?

Tell me how your business is structured and what income documents you have. The documentation needed depends on the loan program and your situation. Use the secure application to provide financial records.

How do I compare mortgage insurance?

Compare the actual insurance cost alongside the interest rate and closing costs. A coverage percentage is not the monthly premium rate. The premium depends on the program and the applicable quote for your loan.

Can I use a calculator as my approval amount?

No. Calculators provide estimates based on your inputs. They do not review your credit, verify income, determine property eligibility or approve a loan. Explore the planning tools.

Where can I apply or schedule a call?

Start the secure application or book a conversation. Please keep Social Security numbers, account numbers and financial documents out of the contact form and email.

Program availability and eligibility vary by borrower, property and lender. This is not a commitment to lend. All loans are subject to credit approval. Terms and conditions apply.
