Self-employment, rental property financing and less traditional documentation can raise different questions from a standard home purchase. We can discuss the available paths and compare them with conventional or government-backed financing where appropriate.
Self-employed or using bank statements?
Some programs review eligible bank statement deposits as part of income qualification. The lender still needs to evaluate your business, income and ability to repay. Not every deposit is qualifying income.
Financing an investment property?
Ask about DSCR options and how the lender evaluates the property’s rental income against its financing obligations. Property use, rental assumptions, required funds and lender guidelines affect the review.
Exploring ITIN financing?
ITIN mortgage programs may provide an option for eligible borrowers using an Individual Taxpayer Identification Number. Documentation, credit, property and lender requirements still apply.
Start with the reason for the roadblock.
If another lender declined your request, tell me the reason given and what you were trying to accomplish. Please use the secure application for financial documents and private information.
Compare the tradeoffs.
Review the rate, fees, required funds, repayment terms and total payment before choosing a program. Alternative financing can have different costs and requirements; it is not a guarantee of approval.
