Arkansas home loans and first-time buyer planning

A home search in Little Rock, Bentonville or another Arkansas community starts with two different questions: what payment fits your life, and what financing can support the property you choose? Use this page to organize both before you make an offer.

Planning your Arkansas purchase

Start with a payment range that leaves room for the rest of your budget. Include estimated taxes, insurance, any association charges and mortgage insurance when applicable. Then separate the money needed for closing from savings for moving, maintenance and unexpected expenses.

Compare FHA financing with conventional and other eligible choices using the same property assumptions. If you are considering USDA financing, check the specific address rather than assuming that every home outside a city qualifies.

ADFA homebuyer resources: what to check

The Arkansas Development Finance Authority publishes StartSmart and Move-Up homebuyer resources. Move-Up does not require first-time homeownership. ADFA down payment assistance is a second mortgage available with qualifying ADFA first mortgages; it should not be treated as a grant.

Before relying on assistance, ask an approved program lender about current eligibility, the required first mortgage and the assistance repayment schedule. Compare the complete financing arrangement, not only the cash saved at closing.

From a planning conversation to preapproval

A planning conversation can help identify the questions to resolve before a formal application. A prequalification discussion is different from a fully reviewed approval; read prequalification versus preapproval before using either term in an offer.

Bring your target Arkansas city or ZIP code, buying timeline and preferred contact method. Once you have a listing, the estimates can be refined around that address. Financial documents belong in the secure application, not a general contact request.

Choose the conversation that fits.

Arkansas mortgage questions

Does every ADFA program require a first-time buyer?

No. ADFA states that Move-Up has no first-time-buyer requirement. Other eligibility rules still apply, and a participating lender must review the chosen program.

Is ADFA down payment assistance free money?

The ADFA assistance described here is a second mortgage paired with an eligible first mortgage. Ask for its repayment terms and include any required payment in your budget.

What should I have ready for an Arkansas planning call?

Your intended city or ZIP code, timing and main question are enough to begin organizing the conversation. Use the secure application if financial documentation is needed.
