What is mortgage prequalification?
Prequalification is often an early conversation based on the financial details you share, such as income, debts, savings, and your buying plans. It can help you discuss a possible budget and loan options. The depth of review varies by lender, so a prequalification should not be treated as a promise to lend.
What is mortgage preapproval?
Preapproval generally involves a more detailed review of an application and financial information. A lender may ask for documents to support income, assets, and other details, and may review credit. The exact process, terminology, and any letter issued depend on the lender and program.
The practical difference
Ask what the lender has verified, what assumptions remain, whether credit was reviewed, and what conditions still apply. Those answers matter more than the label on a letter.
What changes when you are ready to make an offer?
Consider a hypothetical buyer who plans to use $60,000 for the purchase, but $40,000 of it is expected from selling a current home. An early conversation can identify the plan. Before issuing a letter, the lender needs to understand the sale timing, likely net proceeds, and what funds are actually available. A letter based on the sale price alone could give the buyer the wrong impression.
In my process, we can discuss a soft credit review while you explore. If you need a prequalification letter to submit an offer, a hard credit inquiry and supporting documents may be needed. I’ll explain what is being requested before that step.
Ask what the letter is based on
Has income been documented or only stated? Are down payment funds verified and available? Were property taxes, insurance, HOA dues, and the sale of another home considered? What still needs underwriting or property review? The answers tell you more than the word at the top of the letter.
When should I start?
You can start before choosing a house. An early conversation can reveal what information you may need and help you plan around a comfortable payment. If you are preparing to make an offer, ask your loan officer and real estate agent whether a more thoroughly reviewed preapproval would be useful.
Does either one guarantee a mortgage?
No. A final loan decision requires the lender’s full review of the application and property, along with any program and underwriting requirements. Your finances, the property, or loan terms can change between an early letter and closing.

Questions worth asking your lender
- Which income, assets, debts, and credit information have you reviewed?
- What documents or conditions are still outstanding?
- How were estimated property taxes, insurance, and HOA dues handled?
- What would change if the home price or down payment changes?
My short questionnaire is a way to start that conversation. I’ll follow up to discuss what additional information makes sense for your next step.
