Start with the whole payment

Plan payment, closing funds and reserves

A comfortable budget includes the costs of the property and the cash you want to keep after closing. We can talk through these questions before you make an offer.

Property taxes and insurance

Use estimates for the actual property, rather than assuming a seller’s current tax bill or a generic insurance estimate will match your costs. Bring the address or listing when you have one.

Cash needed for your purchase

Talk through down payment, closing costs, upfront contract expenses, and savings you want to retain. Ask how earnest money and any option fee fit into your transaction.

Prepare with the buyer checklist →

Compare builder incentives using the written terms

Have a builder incentive or lender estimate? Bring the written terms so we can compare the rate, APR, fees, credits and estimated cash to close together.

Understand your Loan Estimate →

Loan programs and assistance

We can discuss conventional, FHA, VA and USDA options where eligible, along with assistance that may be available. Availability depends on your qualifications, the property and current program rules.

Your Texas purchase

From DFW to your next hometown.

I work with buyers in Plano, Dallas, Farmersville, Greenville and throughout Texas. Tell me where you’re looking, your timing and the payment you want to work toward. We’ll use your situation to shape the next conversation.

My First Texas Home versus My Choice Texas Home

The Texas Department of Housing and Community Affairs publishes two different homebuyer resources. My First Texas Home has a first-time-buyer framework with specified exceptions; My Choice Texas Home does not require first-time homeownership. Eligibility and homebuyer education requirements still apply.

Before relying on assistance, have an approved program lender confirm the current requirements and funding for your transaction. Compare the complete mortgage and assistance arrangement, including any ongoing obligations, rather than assuming help at closing is a grant.

Agency resources are provided for education. Listing a program does not mean Seth Lester or West Capital Lending participates in it. Eligibility, funding and terms must be confirmed with the agency and an approved program lender. Program information checked November 1, 2026.

Have a builder offer? Let’s compare the written terms.

Start with the existing contact form below, or call or text Seth. Have the written Loan Estimate and incentive terms ready for a later review through an approved channel; do not put financial documents in a contact request.

Before you start

Questions from Texas buyers

Do I need a home under contract?

No. We can start with a budget and possible options while you are still looking. Once you identify a property, we can refine the estimates.

Does this contact form pull my credit?

No. This form only sends your contact details and buying plans. We’ll discuss the credit review and any authorization needed separately.

Can you help compare a builder’s mortgage offer?

We can review the written loan estimate and incentive terms together. The comparison should include payment, rate, APR, closing costs, credits and cash to close.

Can I use down payment assistance?

It depends on current program rules, your qualifications and the property. Assistance is not guaranteed. We can discuss whether it is worth exploring for your purchase.

Do both TDHCA programs require a first-time buyer?

No. TDHCA describes My Choice Texas Home without a first-time-buyer requirement. My First Texas Home uses a first-time framework and specified exceptions. Other program rules still apply.

Does listing TDHCA here mean West Capital Lending offers its programs?

No. These links are educational resources. Confirm current participation and the exact program with an approved lender before relying on assistance.
