Understand KHC repayable assistance
Kentucky Housing Corporation describes its down payment assistance as a secondary loan repaid over time. That is a financing obligation, not a grant that disappears at closing.
Use KHC’s current resource to investigate the program and confirm participation with an approved program lender. Ask for the assistance payment, first-mortgage terms and eligibility to be explained together.
Compare cash needed with monthly obligations
Two choices can use the same amount of cash at closing and still have different future payments. Put the proposed assistance obligation next to the first mortgage, insurance, taxes and other property costs.
Use the calculators for illustrations, then replace the assumptions with a written proposal. Compare FHA financing and eligible alternatives without assuming assistance is always the lowest-cost route.
Prepare your Kentucky purchase questions
Decide which question matters most: keeping a cash reserve, reducing monthly obligations or coordinating a move. The answer can shape what is worth comparing, even before a particular home is selected.
The buyer checklist can help organize the purchase. Keep financial documents in the secure application; a contact request can start with your Kentucky location, timing and preferred way to connect.
Choose the conversation that fits.
Kentucky mortgage questions
Is KHC down payment assistance a gift?
KHC describes the assistance as a repayable secondary loan. Review its actual terms rather than treating the amount as a grant.
Should I include the assistance payment in my budget?
Yes. Consider the combined obligations as well as the upfront cash retained. The lender must evaluate the proposed financing arrangement.
Can I discuss Kentucky options before picking a home?
You can begin by organizing your location, timeline and goals. Property-specific costs and eligibility will need another review once a home is identified.
